📖 How to Use the LCH Outside Package Estimator
Fill in Job Info
Start on the Job Info tab. Enter the customer name, address, county, quote ID, and sales rep. Then fill in the home's set height and linear feet — these drive the skirting and steps calculations automatically.
Check All Scope Items That Apply
In the Active Scope Items section on Job Info, check every box that's part of this job — skirting, steps, carport, screen room, shed, concrete, fees, etc. Checked items appear in the Summary and Contract. Unchecked items are ignored even if you've entered dimensions.
Configure Each Scope Item
Click each sidebar item (Skirting, Steps, Carport, etc.) and enter the specific dimensions and options. The material list and cost calculate instantly. You don't have to go in order — just fill in whichever sections apply.
Review the Summary
Click Summary to see total cost broken down by aluminum, lumber, labor, concrete, fees, and misc. Adjust the Margin % (default 60%) to set your markup. The Sale Price and Contract Amount update instantly.
Print the Contract
Click Contract (or the top-bar Print Contract button) to preview the customer-ready contract. It auto-fills from all your Job Info entries. Use Print to send to the printer or save as PDF.
Save Your Estimate
Click Save in the top bar to download a JSON file of the entire estimate. Click Load to restore a saved estimate later. Use + New to start fresh (this clears all data).
• County selection on Job Info affects engineering and permit fee amounts automatically.
• Job Location (Estero vs North Port) changes concrete pricing — set it before entering concrete quantities.
• Trip charges can be added per scope item individually, or globally in Misc.
• Prices can be edited anytime in Settings / Pricing — changes apply immediately to all calculations.
• The Concrete contract amount is kept separate from the main contract amount.
